Advantages
• The first floor can be used as a parking space, etc., which increases the land utilization in the city center.

• It is advantageous for privacy and prevention of intrusion because it does not have low-rise residences.
Disadvantages
• The first floor is made up of only pillars, so it can be vulnerable to vibrations such as earthquakes. If the earthquake-resistant design is insufficient, the structural risk increases.
• There are disadvantages in that heating efficiency is low in winter and insulation is difficult.
• The space on the first floor may not be used directly as a residential or commercial space, which may limit space utilization. In summary, piloti buildings have strengths in land utilization and flood and moisture resistance, but they are a construction method that requires attention in terms of structural safety (especially earthquake resistance) and heating.
